Pre-listing Evaluation

The Pre-listing Evaluation is a two hour in-person visit to your home, during which a representative of TheFlatRate.com will view the property and provide advice for required repairs, curb appeal, condition, staging, and value. While inspecting the property, we will assess what makes it unique, along with other details that will enhance the listing. We will also determine which forms, disclosures, and addenda are required by the state of Maryland for your home based on your location, form of ownership, and other factors.

It’s a good idea to have an unbiased professional view and advise before listing your property. A recent study found that homeowners overvalue their home by an average of 8%.* Even though you may have invested a lot of time and money to personalize or improve your home, potential buyers will often value these improvements at a fraction of the cost. Personalization can actually hurt the value of the property, as it may cost more for the buyer to revert or modify these attributes to suit their own needs.

Some improvements can increase the appeal or value of your property if you intend to sell. It’s important to know what improvements or repairs are absolutely necessary – what will yield profits and increased interest from buyers, and what would cost more than it would contribute to the property value.

Overpricing your home can cost you time, money, and aggravation. When a property is overpriced, it sits on the market for a long time. During this time, you have to continue paying carrying costs like taxes, your mortgage, etc. This can either prevent you from moving until your own home is sold, or cost you if you pay for both homes concurrently. As the property continues to sit, buyers become more wary and may begin to wonder what’s “wrong” with the property, and why it’s been on the market so long. You lose negotiating power as the buyers can leverage the apparent lack of demand against you.

On the other hand, if you price your property too low, you leave money on the table.

This is why we offer third party consultation. With years of experience looking at thousands of homes, we can save you months of time and frustration waiting for your home to sell. In addition to our pricing suggestions, the advice we provide regarding repairs and improvements can help you increase your home value without spending more than what is necessary. We can help you get your pricing right the first time, and avoid the common pitfall of inaccurately pricing your home.
