If the property doesn’t sell – you owe us nothing. We think you’ll find that our division of labor approach to representation is far superior to the traditional listing agency model most brokerages employ.

What’s Included

Pre Listing

Pre-listing services include an on-site evaluation of the property to determine an informed fair market value, offer staging and repair suggestions, determine property features for the MLS listing input, and determine all required property disclosures.

Listing

Input of all property information and media into the BrightMLS multiple list system and listhub web portal dissemination system. A phyiscal For Sale sign will be posted with 24 hr proprietary listing information phone number and QR code.  

Media & Marketing

Professional photos, along with virtual staging if necessary, will be taken, digitally enhanced, and added to the listing.  A virtual brochure with QR access is created and links are displayed in the home.  A new listing email blast to over 5,000 local Realtors is disseminated.

Property Tours

A state of the art scheduling software and app are integrated into the showing / property tour process.  Each seller (or representative) will be contacted via our affiliated showing service to accept, deny, or reschedule showing requests as per each seller’s personal preferences.

Contract & Negotiations

Once an interested party or parties presents an offer to purchase, we will will review for completeness,terms and contingencies, and present to the seller along with a battery of options, calculations, and advice – then negotiate with the buyer on the seller’s behalf.

Inspections

There are numerous inspections and inspection contingencies that can be a part of the real estate sales process.  We halp you navigate through what requests are ordinary and which are not part of any contingency.  We will continue to negotiate on the seller’s behalf if necessary.

Transaction Management

With so many parties to the transaction – buyer, seller, lender, inspectors, title companies, contractors, insurance providers, etc, it can be a full time job to keep track of all of the dates and contingencies.  Its a good thing we have full time transaction coordinators to do just that.

Settle & Save

Often, the settlement statement contains errors (usually not in your favor).  We are experts in identifying potential errors right up to and through settlement.  We make sure you receive every penny you are owed and provide an smooth transaction throughout.

Your Savings
